Why a range and not one number

Because one number lies. Inside the same compound, floor, view, finishing and handover date move asks by 20 or 30 percent. The range tells you where the market sits; the comps tell you which end your unit is closer to. If you are selling, start from the median and list the unit yourself for free; if you are buying, treat the range as the ceiling of a negotiation, not its floor.

Common questions

How is the range calculated?

We take every live listing of the same type in the tightest place that still holds at least 8 comparable homes (the compound, then the area, then wider), read the median and the 25th to 75th percentile asking price per m², and multiply by your size. The comps are shown, so you can check them.

Is this what my home will sell for?

No. Egypt has no public registry of closing prices, so the range describes what sellers of comparable homes are asking today, tracked with their price cuts. Buyers negotiate below asks, and a unit's floor, view and finishing move it inside or outside the band.

Which listings count as comparable?

Same property type, live today, one per unit (exact duplicates removed), within 20 percent of your size when enough exist, in the same compound or area. The same public inventory the area pages show, so the numbers never disagree.

Can an AI assistant or an app use this?
