Three location facts move prices in New Cairo more than finishing or floor ever will:
- North vs South 90th Street. The 90th (شارع التسعين) is the spine. The northern stretch got offices and clinics; the southern stretch (التسعين الجنوبي) got the newer retail fronts and the residential blocks people actually want to live near. Walking distance to either commands a premium.
- The Banks Complex (مجمع البنوك) is the financial district where most banks moved their headquarters. Apartments within a short drive rent easily to employees — a real letting market, not a theoretical one.
- East of the Ring vs the deep east. The further east you go (toward Mostakbal City), the newer the projects and the longer the payment plans, but the more you depend on roads that are still filling in.
What District 5 actually is
Despite the name, District 5 is not one of the settlements. It is a 200-acre mixed development by Marakez on the southern 90th axis: a retail and offices strip that opened first (which is why the name trends), with residential phases around it. If you search for it, decide first whether you mean the destination or the homes — the homes compete with Katameya-side compounds at the upper-middle of the market.
