The three worlds of Maadi (المعادي)

  • Old Maadi and Sarayat (سرايات المعادي). The original early-1900s garden-suburb plan: villas behind trees, numbered roads, embassy residences and long-stay expats. Planning rules here are stricter than most of Cairo — a big reason the canopy and the villas survived — so supply is scarce and prices run villa-scale. Apartments do exist in the low buildings that crept in over the decades, and they are the quiet bargains when they surface.
  • Degla (دجلة). The mid-rise heart: leafy but denser, home to Cairo American College and the café-and-school circuit. This is the Maadi for families who want to walk to everything.
  • New Maadi and Zahraa El Maadi. The affordable east: newer towers, more meters per pound, and Ring Road access — this is where the EGP 1.34M entries live. A different feel from the old core: wider streets, taller buildings, younger trees.

The Corniche (كورنيش المعادي) is a market of its own: towers on the Nile where the view does the pricing. Inspect the tower as hard as the flat — its age, its elevators, who manages it — because a tired high-rise with a great view is still a tired high-rise.

The numbered streets quirk

Maadi addresses use road numbers, not names — Road 9, Road 216 — a habit left over from the original plan. The catch newcomers learn fast: the numbering is famously non-sequential, and nearby numbers are not always nearby streets. Road 9 (شارع 9) by the metro is Old Maadi's classic café-and-shops strip; Degla's roads run in the 200s. When you chase a listing, ask for the road number AND the nearest landmark.

Hadayek El Maadi is not Maadi's gardens (حدائق المعادي)

One honest disambiguation, because searchers mix them up: Hadayek El Maadi is the dense, affordable district just north of Maadi proper, with its own Line 1 metro station. It shares the name, not the tree canopy — prices are meaningfully lower, streets are busier, and the stock is towers and walk-ups. If a bargain listing says المعادي, check the map before you fall for the name.

Metro and getting around

Maadi is one of the few leafy districts with real metro service: Line 1 stops at Hadayek El Maadi, Maadi and Sakanat El Maadi, a straight ride to downtown. Drivers use the Corniche or the Autostrad, and Zahraa El Maadi plugs into the Ring Road — which is how New Maadi commuters reach New Cairo jobs.
