How to spot a stale property listing

Nothing wastes a buyer's week like calling about a home that sold months ago. Old listings stay online everywhere, and the price you see may no longer be real. A few quick checks save you those calls, and a few more tell you when an old listing is actually an opportunity.

Why stale listings pile up

Most portals never delete a listing unless the person who posted it does, and most sellers never go back to do that. Brokers sometimes keep an attractive old ad alive on purpose: it still brings calls, and each call is a chance to pitch another unit. Add the ads with no price at all, which get recycled for years, and you end up with a market where a large share of what you see is no longer for sale at the number shown.

Check these before you call

  • Days on market: a listing that sat for a very long time needs a question, not a pass. Ask why it is still here.
  • Last update: a price that changed recently means the seller is active and watching.
  • Price cuts: a recent cut often means the seller wants to close. A listing with no change for many months is the one to doubt.
  • The photos: an empty shell in the pictures while the compound was delivered two years ago, or a wrong season, both point to an old ad.
  • Dates in the text: a description that promises handover in a year that already passed was written long ago and never touched since.
  • The same unit everywhere: one apartment posted across several portals at three different prices usually means several brokers and no recent word from the owner.

What 3altool does for you

We re-check every source on a schedule. When a listing disappears from its source, we retire it here too. When the price moves, we record it and show a price cut badge, so the history is right on the page. When the same unit shows up more than once with identical details, you see it once. And every listing shows days on market, so you never have to guess how long it has been waiting.

Three questions to ask the seller

  • Is the unit still available?
  • Is the published price still the real price?
  • When can I see it?

If the answers are slow or vague, move on. There are plenty of homes with clear prices waiting.

When an old listing is worth a call

Not every long-running listing is dead. Some are simply priced above the market by an owner who is not in a hurry. If the area, the floor and the finishing are exactly what you want, that owner may be the one who finally says yes to a lower number after months of silence. Go in with a real offer, backed by what similar homes in the same area sell for, and let the days on market do the arguing for you.

If you are the seller

The same signals work against you when your own ad goes stale. Update the price when the market moves, refresh the photos, and take the listing down the day you sign. On 3altool you can list your resale yourself, edit it any time and delist it in one tap, so buyers always see the real state of your unit.

Frequently asked questions

How long is too long on the market?

There is no single number, but in most Egyptian areas a home priced right gets serious calls within the first few weeks. A listing that has sat for many months at the same price is either overpriced or no longer really for sale, and either way it deserves a direct question before you visit.

Why do sold homes stay online?

Most portals never delete anything unless the poster does, sellers forget, and some brokers keep attractive old ads up on purpose to collect calls they redirect to other units. None of that is visible from the ad itself, which is why the signals in this guide matter.

Is a price cut a bad sign?

Usually the opposite. A recent cut means a real person is watching the listing and wants to close. It is the listing with no change at all for a very long time that should worry you.

How does 3altool keep listings fresh?

We re-check every source on a schedule and retire listings that disappear from their source. Price moves are recorded and shown as a price cut badge with the date, and owners who list with us can delist in one tap the day they sell.
